We consult with many estheticians and fi nd that numerous issues are often overlooked when choosing commercial space to lease. The following criteria can better ensure your business location success. LOCATION WITHIN THE LOCATION Just because you found a great property for your practice, don't forget your location within the property can be critically important. For example, a commercial retail unit located at the end of an empty corridor or on the second level of a shopping plaza will not be nearly as busy as one near the front entrance. VISIBILITY Can your business be seen from the street? Are trees or other buildings blocking the view? Visibility to both drive-by and walk-by traffi c is ideal. PARKING Typically, there are only so many parking spaces assigned and once they are taken, they are gone. Negotiate for plenty of parking spots so you, your staff, and your clients all have places to park. Push for parking closer to your door, as clients only want to walk so far. If there are no allocated parking stalls for tenants, monitor how many stalls are available on your visits to the site to determine if there is suffi cient parking. SIGNAGE What signage is available to you? What type of signage is it? Where is it located? Where would your business's name be placed on a common sign shared by other tenants? Would you be charged for any additional signage? NEIGHBORING TENANTS Who is doing business next door to you? Will this tenant be conducive or detrimental to your business? Meet and quiz these tenants yourself. When representing new esthetician tenants, we frequently ask pointed questions in this situation. What you learn may very well surprise you! ANCHOR TENANTS These are the major businesses/retailers that pull customer traffi c to a property. How long have these anchors been there? Are they planning to stay? STORAGE Will your studio require a storage area for equipment and/or inventory/supplies?
